Position Overview

A well-established Southern California property management firm is seeking a full-time Property Manager to oversee a regional portfolio of residential properties throughout the Central Coast, including San Luis Obispo, Arroyo Grande, Grover Beach, and Santa Maria.

This role is responsible for the overall operational and financial performance of an assigned portfolio. The Property Manager will manage day-to-day property operations, resident relations, owner communications, leasing oversight, maintenance coordination, and regulatory compliance with a high level of independence.

The ideal candidate is organized, proactive, and self-directed, with strong communication skills and the ability to balance multiple priorities in a fast-paced environment.


Core Responsibilities

Portfolio Oversight

  • Take full responsibility for assigned properties, ensuring strong operational performance and adherence to company standards.
  • Monitor occupancy levels, rental rates, and property financials, making adjustments to maximize revenue and reduce vacancy.
  • Ensure all properties operate in compliance with California rental laws and local regulations.
  • Identify opportunities to improve efficiency, reduce expenses, and enhance overall property performance.

Owner & Resident Relations

  • Serve as the primary point of contact for property owners, providing updates on performance, leasing activity, and financial results.
  • Maintain professional and responsive communication with residents to ensure high levels of satisfaction and retention.
  • Address resident concerns, disputes, and escalations in a timely and professional manner.

Leasing & Marketing

  • Oversee the leasing process to maintain optimal occupancy across the portfolio.
  • Coordinate marketing efforts for vacant properties using company-approved platforms and strategies.
  • Review applicant screening results and approve lease terms in accordance with company policy.
  • Ensure smooth onboarding of new residents and proper execution of lease agreements.

Financial Management

  • Oversee rent collection processes and enforce late payment policies when necessary.
  • Track income and expenses for each property and provide regular financial updates to ownership.
  • Assist with budget planning and forecasting for upcoming expenses and capital needs.

Maintenance Coordination

  • Manage incoming maintenance requests and ensure timely resolution.
  • Schedule and conduct property inspections to maintain safety, compliance, and curb appeal.
  • Coordinate with approved vendors and contractors for repairs and preventative maintenance.
  • Handle emergency situations professionally and make real-time decisions to protect residents and property value.

Compliance & Risk Management

  • Ensure full compliance with Fair Housing laws and California landlord-tenant regulations.
  • Maintain accurate documentation and records for each property.
  • Stay informed on legal updates and industry best practices related to property management.

Qualifications

Experience & Education

  • Minimum of three years of property management experience preferred
  • Bachelor`s degree in business, real estate, or a related field is a plus
  • Active California Real Estate License strongly preferred

Skills & Abilities

  • Strong organizational and time-management skills
  • Excellent written and verbal communication
  • Ability to analyze financial reports and property performance
  • Proficiency with property management software and Microsoft Office (Excel/Word)
  • Experience managing vendors and coordinating maintenance
  • Ability to work independently with minimal supervision
  • Valid California driver`s license, clean driving record, and reliable transportation

Compensation & Benefits

  • Full-time salaried position
  • Base salary range: $50,000 – $56,000
  • Additional compensation opportunities:
    • Discretionary performance bonus
    • Leasing commissions
