about the company
Our company is a growing furnished housing operator managing a portfolio of several hundred bedrooms in New York City, with active expansion underway in a second East Coast market. We offer fully furnished, all-inclusive shared living designed for young professionals, combining flexibility, convenience, and community.
We're building a scalable, technology-driven business and looking for entrepreneurial leaders who are excited to take ownership, drive growth, and help shape how we operate.
the role
We're seeking a Director of Sales & Member Success to lead our sales and leasing operation and own the customer lifecycle, from the first inquiry and sales conversation through lease signing, move-in, retention, renewals, and ultimately move-out.
This is a highly commercial, hands-on leadership role that combines sales execution, revenue optimization, customer relationships, and operational strategy.
About two-thirds of this role is sales and leasing. The rest is member retention and experience.
You will be responsible for converting leads into residents, maximizing occupancy, building an effective sales process, and ensuring a seamless member experience that drives retention and referrals.
We're not looking for a traditional corporate manager or someone whose experience is limited to overseeing customer service teams. We want an entrepreneurial, resourceful individual who is comfortable closing deals, solving problems, improving processes, and taking direct ownership of results.
You'll lead an existing team of five in NYC, help establish operations in our second market, and work closely with senior leadership to build a more efficient, scalable sales and leasing operation that delivers a strong member experience.
key responsibilities
sales & revenue growth
- Own the sales process from initial inquiry through conversion, application, and lease execution.
- Own leasing, occupancy, and revenue targets, and hold the team accountable to them week over week.
- Drive leasing performance, lead conversion, occupancy, and revenue across multiple markets.
- Develop and refine sales strategies, follow-up processes, and conversion techniques.
- Manage the sales pipeline, ensuring leads are actively pursued and opportunities are maximized.
- Run regular pipeline and conversion reviews with the team and leadership, and act fast on what the numbers show.
- Identify bottlenecks in the leasing funnel and implement solutions to improve conversion rates.
- Collaborate with Marketing and Revenue teams on lead quality, pricing strategies, promotions, and occupancy goals.
- Personally engage with prospective residents and close opportunities when needed.
member retention & experience
- Own the member relationship from lease signing through move-in and the end of residency, with a seamless handoff from sales.
- Drive renewals, transfers, and retention strategies to maximize member lifetime value.
- Turn positive member experiences into referrals, repeat business, and less preventable turnover.
- Oversee member communications and escalations, ensuring a consistently high standard of service without becoming consumed by day-to-day support administration.
business operations & process improvement
- Build scalable systems and processes that drive sales performance and support the member experience.
- Establish clear performance metrics across the customer lifecycle, including conversion, leasing velocity, occupancy, renewals, and retention.
- Leverage CRM systems, automation, and technology to streamline workflows and improve productivity.
- Identify inefficiencies, challenge existing processes, and implement practical improvements.
- Help build the sales and member experience infrastructure required to support expansion into additional markets.
ai, technology & automation
- Champion the use of AI and automation to improve lead engagement, sales follow-up, customer communication, and operational efficiency.
- Identify opportunities to automate repetitive work while improving conversion and the customer experience.
- Evaluate and implement technology that allows the business to scale without proportionately increasing headcount.
- Work directly with leadership to introduce new tools and improve existing systems.
team leadership & cross-functional collaboration
- Lead, motivate, and develop a small team focused primarily on leasing and sales execution, with member support alongside.
- Build a performance-driven culture focused on accountability, responsiveness, and results.
- Work closely with Marketing, Revenue, and Property Operations to ensure alignment throughout the resident lifecycle.
- Serve as a key strategic partner to the CEO on sales performance, occupancy, retention, and operational improvements.
- Take ownership of challenges rather than simply delegating them.
what we're looking for
- A strong sales mindset with a proven record of closing, hitting targets, and growing revenue.
- 5+ years of relevant experience in sales, business development, revenue operations, customer lifecycle management, hospitality, real estate, or a similarly customer-driven business.
- An entrepreneurial, hands-on approach — someone who enjoys building, executing, and improving rather than simply supervising.
- Excellent communication, relationship-building, negotiation, and closing skills.
- Commercial instincts and comfort working with performance metrics, sales pipelines, and revenue targets.
- Strong organizational skills and the ability to thrive in a fast-moving, growing company.
- Comfort with CRM platforms, technology, and AI-powered automation.
- Ability to balance closing new members with long-term retention and satisfaction.
- A resourceful, proactive problem-solver who can operate independently and take ownership of outcomes.
- Experience leading a small team is valuable, but we care far more about initiative, commercial judgment, and execution than traditional management credentials.
- Experience in residential real estate, leasing, co-living, hospitality, proptech, or another high-volume, relationship-driven business is a plus, but not required.
WHO WILL THRIVE HERE
Someone who thinks like an owner, enjoys the challenge of closing a sale, genuinely cares about the customer experience, and is equally comfortable rolling up their sleeves to solve a problem or designing a better way to run the business.
This is an opportunity for someone who wants to help build and grow a business — not simply manage an established department.
